North Georgia Market Watch — June 29, 2026: The GA-400 and I-985 Industrial Pipelines Take Shape

Coal Mountain stacks up on GA-400, the Blue Ridge inland port nears go-live, and self-storage pricing holds firm.

Welcome to the first edition of North Georgia Market Watch — a running read on what's actually moving in self-storage and industrial real estate across Forsyth, Hall, and North Fulton counties, and what it means if you own or invest here. This week the clearest signal is on the supply side: the industrial pipeline along GA-400 and I-985 keeps stacking up, while self-storage transaction pricing is holding firm.

The industrial pipeline keeps building along GA-400

In North Forsyth, Coal Mountain Industrial Park is set to deliver the first of 610,000-plus square feet across three buildings beginning mid-2026, backed by roughly $46M in construction financing plus $25M in joint-venture equity. That is the headline supply number for the Forsyth story, and it lands in a county that keeps entitling industrial land: the Board of Commissioners cleared warehouse rezonings on Piney Grove Road and Strickland Road earlier this year despite neighbor pushback, and the 252,163-square-foot Forsyth 400 Commerce Center off GA-400 reached 100% leased — a useful read on how quickly Class-A space is being absorbed in Cumming.

Retail is competing for the same GA-400 land, too. Home Depot is seeking to rezone 21 acres from agricultural to commercial for a 135,000-square-foot store in Cumming, a reminder that commercial demand along the corridor runs well beyond warehouses.

Hall County's logistics story becomes real

The single biggest structural driver of industrial demand in Hall County is the Blue Ridge Connector inland port — a $127M, 104-acre Georgia Ports Authority facility off GA-365 that connects the county by rail to the Port of Savannah and is on schedule to begin operations this spring. Around it, the fundamentals keep improving: the Greater Hall Chamber reported 10 new or expanding developments in 2025 totaling 691 new jobs and $186.5M in capital investment, a $70M-plus Koon Chun food-manufacturing plant is planned on 41 acres in the Gainesville 85 Business Park, and an East Hall industrial and mixed-use project at Athens Highway received final approval. This is the anchor for any I-985-corridor industrial narrative.

Self-storage: pricing stays tight even as the market digests supply

For owners weighing whether to sell, the pricing picture matters more than the headlines. Institutional self-storage was still trading at sub-5% initial cap rates in the first quarter of 2026, with stabilized deals in the low-6% range. A comparable metro-Atlanta climate-controlled facility — 1150 Terrell Mill Road in East Cobb, 837 units — sold for $16.8M in April, and a two-property Self-Storage of Loganville portfolio (136,859 square feet across 934 units) traded off-market in June. Metro Atlanta is still absorbing the storage that was built over the last three years, but buyer pricing has not collapsed.

On the industrial side, metro Atlanta vacancy sits around 8.3% with positive trailing-12-month net absorption of about 7.3M square feet heading into 2026 — and the North and Central submarkets that include the GA-400 corridor continue to outperform.

What this means if you own here
